The fund documents and the licensed fund manager's terms prevail.
7% of the hospital's revenue, not 7% of your investment
The fund owns the hospital and leases it to the operator for 30 years. The operator pays the fund rent equal to 7% of the hospital's total revenues, in US dollars.
The fund then distributes this rent to unit holders, each pro rata to their units in the fund. Your income therefore depends on the hospital's actual revenues and on how many units you hold.
Note: the 7% is a share of the hospital's revenues, not a 7% annual return on the amount you invest. The actual return on your investment is not guaranteed and varies from year to year.
Income is not guaranteed. Read the fund prospectus before buying: how and when income is distributed, fees and expenses, taxes and redemption terms.
From US dollars to fund units
You deposit US dollars at the bank, the bank converts them to Turkish lira, and the fund units are bought in TL (one unit is currently approx. USD 3,000). On conversion the bank issues a Foreign Exchange Purchase Certificate (Döviz Alım Belgesi), mandatory for foreign investors and for the citizenship file. We arrange the whole process and accompany you until it is complete.
How to open an investment account
Six steps from your account to distributions
Open an investment account
Register as an investor with the bank or investment firm.
Deposit USD
Deposit the amount in US dollars into your bank account.
Conversion and DAB
The bank converts the USD to Turkish lira and issues the Foreign Exchange Purchase Certificate (Döviz Alım Belgesi), mandatory for foreign investors.
Buy fund units in TL
At the monthly calculated unit price; the units are registered in your name (and blocked if you file for citizenship).
The fund finances the project
The fund directs the money to the company building the A+ hospital.
Rent reaches the fund
The operator pays the rent and the company transfers it to the fund.
Distribution to you
The fund distributes the rent income to investors pro rata to their units.
A dual return: rent plus asset value growth
Alongside the rent, the purchase contract with the developer/seller includes a contractual commitment to a minimum 15% USD increase in unit value after 3 years. This is the seller's commitment in the purchase contract, not a fund return promise: fund returns are not guaranteed, and any additional upside depends on the market price of the unit.
Some market estimates suggest higher growth, but it is not guaranteed. We send you the clause of the purchase contract with the fund file, so you can read it before committing.

Citizenship from USD 500,000 in fund units
One of the legal routes to exceptional Turkish citizenship is buying participation units of a venture capital investment fund (GSYF) worth at least USD 500,000 (or the equivalent in foreign currency) and holding them for 3 years, as determined by the Capital Markets Board (SPK).
The foreign currency must be sold to a bank operating in Turkey before the purchase, and the units are blocked in a citizenship blockage sub-account at the Central Registry Agency (MKK). Selling, transferring or pledging the units within the 3 years breaks the condition; a drop in value caused by the exchange rate does not.
Source: Article 20(2)(e) of the Regulation on the Implementation of the Turkish Citizenship Law (Official Gazette 31711, 6 January 2022), as explained on the Capital Markets Board (SPK) page.
Per the developer, the project uses a GSYF fund structure managed by a licensed portfolio management company whose funds disclose on KAP. The bank's Foreign Exchange Purchase Certificate (DAB) is required for the citizenship file. Before you buy, we check the conditions with you. The final decision is the Turkish authorities'; we do not promise citizenship.
Important notes
- Units are for qualified investors only; the minimum commitment is 250,000 TL per investor.
- The unit price is calculated monthly and buying is monthly; selling is once a year with one month's notice.
- The +15% after 3 years is a clause of the purchase contract with the seller, not a fund return promise; fund returns are not guaranteed.
Per the fund documents, which prevail.
