Healthcare investment: a share in a hospital through an investment fund

Instead of buying a whole property, you buy units in a fund that owns a hospital leased to a professional operator, and the rent is distributed to unit holders. We explain the idea and the citizenship route, and show the opportunities available.

What do you buy?

You buy participation units in an investment fund that owns a hospital or finances its construction. No room or floor is registered to you on a title deed; you own a share of the fund in proportion to your units.

Where does the income come from?

The fund leases the hospital to a specialist operator on a long lease, the operator pays rent to the fund, and the fund distributes the income to unit holders pro rata. The rent can be a percentage of the hospital's revenues, so income moves with them.

Rent percentage vs. return

If the rent is a percentage of the hospital's revenues (for example 7%), that is not a return rate on your investment. Your actual return depends on the size of the revenues and on the number of units.

Does it qualify for Turkish citizenship?

Yes, under the official conditions: buying units of a real estate investment fund (GYF) or venture capital investment fund (GSYF) worth at least USD 500,000, held for 3 years, as determined by the Capital Markets Board (SPK). The final decision rests with the Turkish authorities.

FAQ: healthcare investment

What is healthcare investment through a fund?

Buying units in an investment fund that owns or finances a hospital. Unit holders receive their share of the rent income and of any growth in the asset's value, pro rata to their units.

Do I own part of the hospital on a title deed?

No. You own units in the fund, and the fund (or the company it invests in) owns the hospital. Your units are recorded at the Central Registry Agency (MKK).

Is the return guaranteed?

Rent income is not guaranteed; it depends on the hospital's performance and the contract terms. Any contractual commitment on value growth must be written in the purchase contract, so read it before signing.

Is the rent percentage my annual return?

Not necessarily. If the rent is a percentage of the hospital's revenues, it is not a return rate on the amount you invest.

How does Turkish citizenship through funds work?

By buying units of a real estate investment fund (GYF) or a venture capital investment fund (GSYF) worth at least USD 500,000, held for 3 years and blocked at the MKK; the Capital Markets Board (SPK) issues a conformity certificate. The final decision rests with the Turkish authorities.

What is the legal basis of the fund route?

Article 20(2)(e) of the Regulation on the Implementation of the Turkish Citizenship Law, as amended in Official Gazette 31711 of 6 January 2022, as explained by the Capital Markets Board (SPK).

What if the units lose value?

Per the Capital Markets Board, a fall below USD 500,000 caused by the exchange rate does not affect the citizenship application. Selling, transferring or pledging the units within 3 years does break the condition.

How is it different from hotel investment?

With a hotel unit you own a unit on a title deed in your name, run by a hotel operator. With a healthcare fund you own units in a fund that owns the hospital; no property is registered in your name.

Which healthcare opportunities are available now?

Currently Başakşehir 14835: a private A+ hospital in Başakşehir near Istanbul Airport that, per the developer, uses a participation-type venture capital investment fund (GSYF) structure managed by a licensed portfolio management company, at approx. USD 3,000 per unit, with rent equal to 7% of the hospital's total revenues distributed to unit holders.

Is this investment advice?

No. We present opportunities for information only; the fund documents and the licensed manager's terms prevail.
